Wellington Point, Brisbane High-Growth Corridor
Developing a strategy requires a thorough understanding of our client’s objectives and goals to ensure the approach is precisely tailored to their needs. For these clients, the primary goal was to manufacture capital growth (by focusing) as well as being well positioned in a high-growth corridor that could deliver long-term compounding growth.
To execute their strategy, we identified a large property in good proximity to Brisbane CBD, with an older home across two blocks of land which presented an opportunity for redevelopment. The strategy we devised was multifaceted and involved several key steps: demolishing the existing structure, subdividing the land into two separate titles, connecting necessary services such as water, electricity, stormwater and sewer, and ultimately constructing two custom-designed, high-quality homes to cater to the executive rental market.
Each home was meticulously designed incorporating features such as five spacious bedrooms, 3.5 bathrooms, a rumpus room, a media room, etc combining for a total living area of 340m². To enhance the appeal, both homes also include a pool, providing a premium lifestyle in a sought-after location. The unique design of each home ensured they stand out in the market, offering a sense of individuality and exclusivity.
The total cost for the land acquisition, construction, and pool for each property was $1.47 million. Upon completion, each property is valued at $1.8 million, providing a significant return on investment. This strategy fulfilled our client’s goal using a combination of careful planning, expert execution, and market insight maximising the long-term growth potential in this prime location.
